Professional Service

We provide a highly professional service to our tenants, treating them with respect from our first meeting and onwards throughout their tenancy. We aim to match tenants to the best home for their requirements to ensure harmonious households for everyone.

Simple Application Process

We support our prospective tenants by providing a simple application process which can all be carried out remotely. Application forms can be completed on your mobile phone and reference checks are carried out as efficiently as possible. Contracts are signed electronically and check ins and inventories also use bespoke forms recorded via your phone.


We have no tenant fees (in fact these are illegal, you should never be asked to pay non refundable charges before signing agreements). There is a refundable holding deposit of £100 on application to cover the reference checking and to hold the room in reserve. There are no hidden admin charges added or requested during the tenancy.

Excellent Communication

All tenants are set up on a WhatsApp group, along with any staff allocated to look after that house. This makes it easy to inform us of any maintenance issues, and ensures all other tenants know that a report has been made. It also enables all tenants to keep in touch with each other and informed of visitors or special situations. 
In addition, tenant will also have access to their own dashboard on Arthur Online through which they can send messages or make reports to the team.

Regular Property Checks

Monthly checks are carried out on the communal areas to try to pre-empt any issues and to address maintenance problems quickly and effectively. Our links with local trademen ensures we can get experts in attendance quickly. 
Rooms are checked every 6 months with advice given to help ensure tenants get their deposit back when they leave.

I'm interested in one of your rooms and I'd like to view it, how can I do this?

This is excellent news! You can contact us via the Spareroom ad, via email, or by calling 07971 660801. Due to the current social-distancing measures from Covid-19 we are only able to do physical viewings for the most seriously interested, instead we provide video tours initially.

What's a holding deposit and why do you take one?

A holding deposit is a refundable down payment for a room. We take a holding deposit to reserve the room for you and, subject to referencing, it means the room is yours. Should you decide not to take the room after referencing we will refund you the deposit less the cost of the reference.


What's a reference and what do I need to provide to you?

A reference is used to check if you might have any difficulties in renting the room. The referencing agency will contact you and may ask for financial details and employer or education contact details. We do not need any of this information, you don't need to provide this to us.


How much do you ask as a deposit?

The amount varies by the cost of the room you are renting. Usually it is equivalent to one month's rent.


How long is the tenancy?

The tenancy agreement is usually for 6 months. After this you are welcome to continue renting the room on a monthly basis or sign another fixed term contract. The notice period after the first 6 months is 1 month (30 days).


I've passed referencing and agreed to rent the room, what happens next?

After this we will arrange with you to move in and prepare the documents for signing. We use a sytem called Signable which allows you to sign digitally
